A slow drain is almost never the emergency people think it is, and almost always worse than they hoped. The water still goes down, so it waits. Then one evening it stops going down at all, usually with a house full of people.

We clear it, run it hard to make sure it stays clear, and tell you honestly whether what we found is a one-off or the start of something bigger. If it is the start of something bigger, we say so and hand you to a licensed plumbing contractor rather than selling you a repeat visit every three months.

Why Tampa is different

Tampa homes are mostly slab-on-grade, which means there is no crawlspace under the floor and no easy access to the drain lines. That is the single biggest difference from working in a northern house, and it is why an accurate diagnosis matters more here than the speed of the snake.

The other Tampa factor is age. The median Hillsborough home was built in 1991, and about 62% of the housing stock predates 2000. In the older neighborhoods you still find original cast iron drain lines, and cast iron in Florida humidity reaches the end of its life somewhere around 50 to 60 years. Scale builds up inside until the pipe is half its original diameter and nothing you do at the sink fixes that.

And every June through September the rainy season pushes the whole system harder. Heavy afternoon storms overwhelm drainage, back water up, and surface problems that were quietly developing all winter. If your drain has been slow since spring, the first big storm is usually when you find out how slow.

Questions

Is drain cleaning something you can legally do without a plumbing license?

Yes. Florida Statute 489.105(3)(m) expressly declines to require a contractor license for cleaning and clearing drains. Anything past that point, such as repairing or replacing the line itself, goes to a licensed plumbing contractor who pulls the permit in their own name.

How much does it cost?

From $145 for a standard fixture drain, with a two-hour minimum on the visit. You get the number in writing before we drive, so there is no discussion at the door.

What if it clogs again next month?

Then something is wrong with the line, not the clog, and re-snaking it is just charging you again for the same afternoon. We would rather tell you that and put you in front of a licensed plumber. Our labor carries a one-year warranty either way.
