Home-inspection repair lists
Send the report. You get a line-by-line quote within 24 hours, one crew for everything we can legally do, and a photo record of every item.
From$800
An inspection report is a demoralising document. Thirty items, no prices, no sense of what matters, and a closing date. Most sellers respond by calling six trades, getting three call-backs, and losing two weeks.
Send us the PDF instead. You get every item priced individually so the seller can approve or decline each one, everything we can legally do in a single mobilization, and the licensed items coordinated with partners who pull their own permits.

Why Tampa is different
Florida adds paperwork that most states do not. Alongside the general home inspection, insurers here routinely want a four-point inspection on older homes covering roof, electrical, plumbing and HVAC, and a wind mitigation report that can materially change the premium. Those are separate documents with separate fixes, and a buyer's lender may be waiting on all three.
That matters for sequencing. There is no point painting the guest room while a four-point item is holding up the insurance binder. When we quote a list we flag which items are cosmetic and which ones are standing between you and a closing, so you spend in the right order.
Typical Tampa lists run $800 to $1,500 for a light one of eight to ten items, $2,000 to $4,000 for a moderate list, and $4,000 to $8,000 for a heavy one. Knowing the band before you start is usually worth more than the exact number.
Questions
How fast can you turn a quote around?
Within 24 hours of receiving the report, priced item by item. We would rather you have real numbers to negotiate with than a lump sum you cannot break apart.
What happens to the items you cannot legally do?
They go to licensed plumbing, electrical or HVAC contractors who pull the permit in their own name and invoice you directly. We coordinate the schedule and stay your single point of contact, so your file stays clean for the buyer's agent.
Do you work with realtors directly?
Yes, and it is a good part of what we do. Agents send us the report, we price it, and the seller approves. Ask us for the one-page sheet you can hand to a client.
